The proposed development consists of two segments separated by a 1.00 ha (2.45 ac) and 60 metre Natural Heritage System (NHS) channel. The west segment is proposed to consist of 74 street townhouse units at an approximate density of 58 units per net hectare. The east segment is proposed to consist of a 1.43 hectare (3.52 acre) commercial block at the corner of Mayfield Road and McLaughlin Road with an approximate 3,900 square metres (42,000 square feet) of commercial Gross Floor Area and a 0.80
